Charges Payable by the Tenant Including VAT

Before the Tenancy

1. Tenant Application & Arrangement Fee

To Review the Application Form, to liaise with the referencing company throughout referencing process, to carry out Right to Rent Checks and Know Your Customer Checks, Prepare Tenancy Agreement, negotiate any special clauses and organise check-in of the Tenants.  Fee £150 for the first Tenant and £75 for each subsequent Tenant.

2. Referencing Fees

We use a referencing company to carry out the relevant checks on our behalf. The fees charged to us (in the order of £30-£35) will be charged to each applicant (including any guarantor), whether or not the referencing leads to a successful occupation of the property.

3. Holding Deposit

One week’s rent (subject to a £250 minimum) This will be refunded upon successful Occupation of the property. If you withdraw from the tenancy or if the references fail the Holding Deposit will not be refunded. If you believe you may have any adverse credit history or CCJs it is important you inform us prior to the referencing being undertaken.

4. Early Termination Fee

Other than under the terms of the tenancy agreement £150.  Ending of tenancy agreement early is subject to the Landlord agreeing to this and the property being re-let.


5. Inventory Check-out Fees

These are variable depending on the size of the property and whether it is furnished or unfurnished.

7. Please note that once referencing is complete and contracts have been prepared the tenancy date cannot be changed.  If you change your move in date, an administration fee of £50 will be charged and you will be liable for payments from the agreed commencement date.


Any outstanding fees at the end of the tenancy will be deducted from the deposit
