Selling a property is an important decision, both financially and mentally. It is therefore very important that, as a vendor, you are completely happy with what your chosen estate agent is going to be doing for you and what is expected from us.

Jacobs and Hunt offer a complete professional service with our main points being:

* A free market appraisal of your property for value, saleability and condition in comparison to other properties currently on the market

* Will advise you on the best possible marketing strategy to achieve the best possible price for your property in the best possible time frame

* Property details are prepared in our Petersfield office by our experience estate agents. These will include photographs, floor plans, a description of the property with directions and the required EPC certificates.

* A full marketing strategy will be discussed to confirm which marketing tools would be best used for your property. this will depend on the type of marketing sale you are looking for. some vendors prefer a quieter plan, using little marketing, while others prefer the full option. Both ways have pro's and con's depending on your property, so this would need to be discussed. full marketing could range from contacting potential buyers from our database, paper advertising, determining which papers and how often and the internet media for access to buyers further afield including commuters. for sale boards outside your property are not always useful, so this would be discussed depending on your area

* Once details have been written these would be sent to you for your consideration. Alterations can then be made and the printers instructed to proceed.

* Although we prefer to accompany all viewings, as it is usually the most effective way of obtaining feedback, this service is optional. these can be carried out during the week or on saturdays

* Once an offer has been received, we will confirm the purchasers' situation and proceedability. we will then advise you on how best to respond depending on the offer level and the original expectations of achievable selling price

* Once a sale has been agreed, we will liaise with solicitors, the purchasers' estate agent and any other parties that are involved in the sale to help make the process as smooth as possible

* On completion, when we have received confirmation from your solicitor, we will contact the buyer and arrange to the keys to be collected
